Your morning was pretty run-of-the-mill for Cap Cana...
The first thing you did was hop in a golf cart and make the quick run to Juanillo beach. It’s your go-to spot to watch the sunrise, and today didn’t disappoint.
Barefoot, you strolled along the shoreline as the sky lit up, the sun casting a golden hue across the sand and turning the clear blue waters into a dazzling mirror. There’s something about that early light—it makes the white sand seem even brighter, the water more crystalline. After a refreshing dip in the warm sea, you felt utterly revived.
A contender for the best beach on earth... the intense azure Caribbean and the pure, sunlit sand of Juanillo beach create an unforgettable tropical dreamscape. And it’s going to be our playground, our outdoor gym, our relaxation space...
On the way back, you stopped by your favorite breakfast spot in Juanillo Village. Inspired by Barcelona’s Las Ramblas the avenue is your main route to the beach.
You sat outside, soaking up the atmosphere, and enjoyed a fusion of Dominican flavors and Italian elegance with a dish of creamy mangú, the traditional mashed plantains, topped with sautéed onions drizzled in a light olive oil. On the side, you have crispy prosciutto replacing the usual fried salami, and there’s melted mozzarella lightly browned to perfection. A poached egg adds a delicate touch, seasoned with oregano and a hint of parmigiano.
For a sweet finish, a slice of panettone toasted with a dash of local guava jam, alongside a rich, espresso-style Dominican coffee—bold and aromatic.
It's the perfect blend of the Caribbean's warmth and Italy’s culinary finesse.
Back at your building, you took the elevator up to the rooftop gym, where the ocean views kept you company during a light workout. Afterwards, you treated yourself to a fruit smoothie from the rooftop bar, then floated lazily in the infinity pool watching the sun play across the waves in the distance, as soft clouds moved across the sky.
Once back at your condo, you managed to sneak in some work—answering emails, taking a call—before heading to lunch with your French neighbor. The conversation veered towards weekend plans. He’s trying to tempt you with a day-trip to the mountains, but you’re torn. The white marlin are running, and friends at the marina are ready to take you fishing.
Decisions, decisions.
The pool on the ground level as planned by the developer. Our location and amenities will be highly sought-after by renters. To be very conservative, I’d figure on a 50% annual occupancy for a gross yield of nearly 12% once you’ve built up occupancy and reviews. And, once our community is established and well-known I’d expect more.
Now, as the afternoon stretches out before you, you’re weighing your options. Another visit to the beach with your laptop or a good book sounds appealing, or maybe you’ll head over to the equestrian center for a lesson. There’s also a new art gallery that’s caught your eye, and you love the idea of cycling around Cap Cana on an e-bike, savoring the tropical breeze..
Tomorrow you’ll start with a round on the verdant golf course ranked the best in the Caribbean for 12 consecutive years. Work will creep into the day, but you’ve promised yourself an hour at the spa and wellness center before heading out to dinner. You’ve got reservations with friends at Barbudo, though Eden Roc is always a tempting alternative.
The only challenge with living in Cap Cana is how many people want to visit you...
It’s just so easy to get here—Punta Cana airport is only 15 minutes away. But you don’t mind. Last time your in-laws visited, they didn’t even leave Cap Cana. There’s always something new for visitors to experience... the El Dorado waterpark, the largest in the Caribbean, and the blue cenote at Scape Park...

In Cap Cana you can spend $20 million on a villa if you have it... even more on a penthouse in the St Regis.
Yes sir, in the Caribbean’s highest-end destinations, $600,000 or $800,000 for a condo is rightly thought of as a good deal. Over in the Bahamas luxury communities or in Dorado Beach in Puerto Rico you’ll be into the millions for a condo.
And here you are saying you got your luxury condo in a killer location in one of the Caribbean’s most premium addresses, Cap Cana, just a stroll to Juanillo beach, from $382,400!
People will be right to laugh... especially if they’re in the rooftop infinity pool of our building enjoying an ocean view when you tell them.
It is unbelievable. Yet that’s our entry price. Just $382,400. And it gets you a luxurious two-bed condo with a spacious terrace and views of the golf course and pool.
It took me 12 years to find a deal like this for us in Cap Cana.
It’s our first-ever deal in Cap Cana and could be our last. It reminds me of our Copala condo deal in Cabo, which was sadly a one-off. And that 2017 Copala deal allowed RETA members to buy two-bed condos for just $360k. 2 years later, exact units next door were listed for $759,000. That’s an uplift of $399,000.
And RETA members who say they will never sell—the 5-star Quivira resort is too good a place to own and enjoy. (I’m grateful to be a Copala owner thanks to our deal there and I’m not missing Cap Cana either!)
Our price is simply crazy.
Just across the road Juanillo Village is a high-end $500-million project set to anchor Cap Cana. It’s planned as the beating heart of this vast luxury city in the making.
Based on what I know about the cost of land in this area, I would expect typical two-bed condos in Juanillo Village to list for $600,000 and up, and I don’t expect them to have the same expansive and verdant views as we will.
So, you see when I say I expect five years after delivery our condos will be worth $657,400, I add that I’m being conservative.
That's a potential gain of $275,000. It is conservative. And boy am I in!
The planned spa can be part of your daily routine and a major benefit if you’re listing your condo for rent.
But fair warning: We have only a handful of condos available to us.
The only way to find a better location in Cap Cana than ours for condos would be to pay four times or more and buy on the beach.

Juanillo beach. You can walk for miles along the sand, paddleboard, snorkel, kayak, or simply relax at the beach club.
This deal is no brainer. And as I say we have very few condos available.
Cap Cana is 30,000 acres of meticulously planned luxury. To put that in context it’s over twice the size of Manhattan and bigger than a lot of Caribbean islands!
And the time to get in is right now... ahead of what’s coming and benefitting from what’s already there...I’ve been to Cap Cana on multiple trips, most of my team have checked it out in person, too.
The first phase of Cap Cana is coming to an end. Billions of dollars has been spent on infrastructure and facilities. Cap Cana is already a semi-autonomous city state for the affluent, a place you can live a Caribbean life year round without ever leaving...
Apart from the dream beaches we have all sorts of practical services... like a vet, doctor, dentist, beauty salons, convenience stores...
There’s a church, and a fast-growing school, and a university with over 25 nationalities enrolled.
You’ll drive, cycle, e-bike, or take your golf cart on over 62 miles of paved roads. Your high-speed internet comes over a similar amount of fiber-optic cable...
Oh, and I love that the miles of electrical infrastructure has been put underground, so no unsightly cables.

Looking at land costs in Juanillo Village it looks like a typical two-bed condo will cost around $600,000...or more.

Albany is a 600-acre luxury community in the Bahamas that like Cap Cana has a mega-yacht marina, an 18-hole championship golf course, an equestrian center, a school... real estate here is in the millions of dollars. A three-bed condo is listing for $6.5 million and a membership of the Albany costs $300,000 for the year.

Elsewhere in the Bahamas condos close to the beach is Ocean Club Estates, which has a marina and a Tom Weiskopf-designed golf course range up from $2.5 million.

In Turks and Caicos Turtle Cove is a master-planned community on Providenciales, the most developed island in the archipelago. A condo close to the beach costs between $1.5 million and $3 million.

Another of the Dominican Republic’s lavish havens of luxury is Casa de Campo. This is the oldest established luxury community in the Caribbean. Spanning over 7,000 acres, it offers three championship golf courses (designed by Pete Dye), a 370-slip marina, private beaches, an equestrian center with polo fields. To own a condo with amenities on a par with those we’ll have in our Cap Cana deal, close to the beach, you’ll need to start with at least $1 million I would say... and be prepared to spend more.
Spare a thought too for Florida’s most prestigious golf and beach communities—places like the Jupiter Club or Naples Bay, you’re talking millions of dollars. And the holding costs do not bear thinking about...
The beach at Eden Roc, Cap Cana. Some of the world’s highest-end hotels are in Cap Cana. In 2019 the world’s largest operator of luxury all-inclusive resorts opened Hyatt Ziva Cap Cana and Hyatt Zilara Cap Cana. Hyatt also owns Secrets Cap Cana Resort and Spa and is set to open Dreams this year close to Crystal Garden. Marriott opened the all-inclusive Sanctuary Cap Cana in 2022 and a St Regis is opening in April 2025.
So like I say...
For $600,000 or $700,000 a condo in Juanillo Village a stroll to the beach, in the heart of Cap Cana, is a pretty good deal!
